The Challenge

ServiceMaster was appointed to deliver cleaning services across Be One Homes’ extensive property portfolio during one of the most challenging periods faced by the facilities management industry – the COVID-19 pandemic.

The contract encompassed approximately 80 sites located throughout Bolton, Greater Manchester and Lancashire, including the client’s Head Office, engineering depots, UCAN centres, community centres and residential accommodation. In addition to routine daily cleaning.

services, ServiceMaster was responsible for delivering a comprehensive programme of periodic cleaning services, including internal window cleaning, carpet cleaning and hard floor machine maintenance.

Mobilising a large-scale housing association contract during a global pandemic presented significant operational challenges. ServiceMaster was required to successfully transfer over 30 employees under TUPE, implement new management systems, maintain service continuity across all locations and introduce enhanced cleaning regimes in response to rapidly evolving Government guidance and public health requirements.

The contract commenced at a time of significant uncertainty, with heightened health and safety risks, supply chain disruption, increased demand for cleaning services, workforce concerns and the need to protect vulnerable residents, employees and visitors. Maintaining employee confidence, ensuring adequate PPE availability and establishing robust operational controls were critical to the success of the mobilisation.

ServiceMaster’s management team worked closely with Be One Homes throughout mobilisation and beyond, ensuring services remained responsive to the changing needs of the organisation and its residents. Enhanced cleaning schedules were introduced for high-touch surfaces, communal areas, welfare facilities and customer-facing environments to support infection prevention and protect building users.

 

Despite the operational pressures created by the pandemic, ServiceMaster remained committed to delivering wider social value initiatives. During the contract term, we continued to support local community projects, employee volunteering programmes and environmental initiatives, including our carbon offsetting partnership with Oblong Trees, helping to support our wider carbon neutrality objectives.
